Why buy the part at $22 when you can get a whole new regulator for less than $20?

Likely culprit is a bad diaphragm. This regulator has a rubber diaphragm that sets under the pressure switch actuator and it seems to be made of cheap rubber that breaks down and fails, allowing the air to escape from the tank thus no pressure can build up. Amazon sells a replacement part for about $22.

Wayne, that's not specific enough.

Where, exactly is the air coming from? From the regulator body, from the pressure switch body, from the valve on the side of the pressure switch, where?

Is air leaking all the time the compressor is running, and also when you stop it?
